Tarmac restoration in Leeds

Leeds runs on tarmac. It is on the driveways of the interwar semis through Moortown and Crossgates, on the shared access roads behind terraced streets in Burley and Harehills, and on car parks serving businesses right across the city. Most of it is grey when it should be black — and in the large majority of cases that is fixable without relaying anything.

Why Leeds tarmac turns grey

Tarmac is crushed stone held together by bitumen. The stone gives the strength; the bitumen gives the black colour, the flexibility and the waterproofing. Bitumen reacts with oxygen and ultraviolet light, and as it oxidises it hardens, embrittles and loses its colour. What you see as fading is that binder changing, plus pale aggregate showing through as the binder thins at the surface.

It matters more than appearance. Brittle binder cracks, cracks let water into the base, and in a wet city with proper winters that is the beginning of potholes and crumbling edges. Treating a drive while it is merely grey is maintenance. Treating it after the water has got in is repair.

The Leeds-specific problems

Two things come up repeatedly here. The first is edges. A great many Leeds drives were laid without proper restraint, and tarmac depends on being held in from the sides. Wheels running slightly wide break the unsupported edge away, water gets into the exposed base, and the failure works inwards from there.

The second is shared access roads and back lanes. They take more traffic than a domestic drive, they are often nobody's clear responsibility, and drainage on them is frequently poor. Standing water is the single most destructive thing for a bitumen surface, and a blocked gully quietly does more damage than years of traffic.

What actually restores it

Cleaning comes first, at a pressure matched to tarmac. This is where most self-inflicted damage happens: a turbo nozzle at close range will strip bitumen and take the chippings with it, leaving a rough patch that then weathers faster than everything around it. We treat moss and algae chemically rather than trying to blast them off.

Cleaning alone will not put the black back, and anyone telling you otherwise is going to disappoint you. That needs a restorative bitumen-based sealer, which replenishes binder at the surface, seals fine cracks against water and slows further oxidation. On a sound but tired drive the difference is dramatic and it is genuinely protective rather than cosmetic.

For commercial surfaces, or where a colour other than black is wanted, MMA and resin coating systems give a harder-wearing, more chemical-resistant finish — useful on Leeds car parks and access roads that also need line marking.

An honest look first

Not every tarmac surface should be sealed. If an area feels soft or springy underfoot, water has reached the sub-base and softened it, and no surface treatment addresses that — it needs excavating and rebuilding. If there is interlinked cracking across the surface, that is fatigue failure and it needs assessing rather than coating.
